Facility Management

Although both the design process and the construction of an asset are key to generating a sustainable and energy efficient building that could reduce energy costs to zero, it is true that it is during its lifespan that most of the costs associated with operations and maintenance (between 70% to 75% of the total costs of the entire process) are generated. Proper asset management can reduce many of these costs and make managing the rest easier.

From MVN Arquitectos we have wanted to close the cycle by putting in value the work carried out during the first phases (project and construction) through the BIM model carried out to help our clients manage their assets in an efficient way. All the information of the project, organized and structured within the BIM model, is used to optimize the processes that will be carried out during the management of its useful life.

That is why we have joined forces with Asset Solutions to put at the service of our clients a platform based on the “agile” methodology, intuitive and easy to use. Thanks to its integration with the BIM methodology, it is possible to manage in a very visual way all the information contained in the BIM model. The system is open and flexible, being able to adapt at any time to the new needs that may arise throughout the lifespan of the asset, either due to a change in use or the expansion of the systems, elements and processes managed.

Baseline information.

The platform works based on a BIM model of an existing project or building and that we can build starting from any of these four assumptions:

In the case of an old building or without updated documentation, we generate a new BIM model from a point cloud scan [HDS].

If the client have an As Built project of a building in CAD or PDF, we will generate a new BIM model from these existing documents.

We can start from a BIM model made by third parties which we will review and adapt for inclusion in the platform.

When the project is by MVN Arquitectos, all this work would be already done, and the model would only have to be incorporated into the platform.

Adequacy of the level of development according to the degree of management required.

We adapt the level of graphic development and the level of information contained in the model depending on the needs of each client to save the investment in excess modeling. We distinguish three levels of development of the model:

Basic level.

With a limited cost and a great speed in its execution, this model allows us to carry out some of the basic management processes of a building.

Medium level.

An increase in the graphic level and the level of information allows the location of any element within the model / building with total accuracy. This allows the management level to be expanded. The benefits could be the same as in the high level, but with a more schematic display.

Advanced level.

It is the most complete model and makes sense when we have a BIM As-Built model that has been updated during the construction or in case the client wants total control of the management of their building.
